Consultation
Communication drives success and the team at Heritage Builders takes that at heart. With the initial consultation we are there to listen. We need to understand you and your family, how you use your home, what are your concerns, what are your needs, what are your wants, what is your expected investment and ultimately what are your expectations?
This first meeting will generally take a couple of hours depending on the complexity of your project. In this meeting we will review your ideas, examine your current home, take pictures, take measurements and discuss various costs associated with simlar projects.
If you like what you hear then we will setup a second meeting typically at our office where we will discuss possible senarios and budgets for your project.
Budget
At the second meeting we will provide you with comprehensive costs based on our experience and project history. Obviously your selections and the overall project designs will directly effect the cost of your project. Heritage Builders offers "value engineering" because we know that a home designed around your priorities is a home you will love. Value engineering helps you get the most out of your budget. We focus more of your budget on the areas of your home that are most important to you, so you get greater value.
If you like what you hear in this meeting and feel that our numbers are inline with your expected investment then you have a decision to make, whether or not to move forward with a design agreement.
The design agreement will include the agreed upon budget for the project. There will be a design fee associated with this agreement which typically runs between 4% and 10% of the project budget depending on the complexity of the project. This fee covers our time to explore options, develop plans, elevations and perspective drawings. We also at this time will develop a detailed scope of work and a construction schedule and the overal cost of the project.The above process can take from 3 to 12 weeks depending on the scale and complexity of the project.
Design
Our designs are not just a floorplan and a couple of elevations for you to figure out. Our team puts together a completely detailed set of drawings and schedules clearly detailing every componant of your project. By the use of Chief Architect we not only show you one dimnsional drawings but also include 3-diminsional, colored renderings which help to eliminate confusion, answers many of your questions and eliminate concerns.
During this phase, while drawings are being complete, we will meet several times to review the progress of the plans and begin the selection process. With the selection process we walk side by side with our clients helping them plan the look and feel of their new project, coordinating colors, textures and materials. In some cases we will bring in a decorator when needed to assist in more complex designs.
The design phase typically will run between 3 and 12 weeks depnding on the sixe and complex nature of your project. The more we complete through this process the happier our customers are during construction because what we do here saves time, money and stress during construction.
Authorization
Once the designs are complete we will invite you back to our office and at this time we will present you with your final architectural drawings, final interior design decisions, an accurate proposal/contract, a schedule with a tentative start and completion date and final pricing. We will thoroughly review everything with you and answer any and all questions. If you like what you see and authorize us to move forward we will, at this time, initiate the contract and within 3 days submit for our permits, order long leadtime items, schedule a pre-construction meeting on site, schedule all resources and trades for construction.
Contracts typically include a standard operating agreement, detailed proposal, payment schedule, copy of a blank change order and a first draw for the initial deposit. The initial deposit for most contracts is 15% of the final contract price.
Construction
At the start of every project we hold a pre-construction meeting to "hand off" the project to our project manager and staff in the field. At this meeting we try to answer any questions you may have concerning site issues, dust control and daily activities. We will also ask you a series of questions about your daily habits, family flow, parking arrangements, dumpster location etc... We also walk through the scope of work to make sure we are all on the same page before starting.
During construction you will communicate with your project manger on a daily basis. He will be coming and going throughout the day as he handles various projects, typically no more than two or three at a time, keeping you on schedule and on budget. Your project manager coordinates the construction project from start to finish so your communication is critical.
Also during construction from time to time our client relations coordinator will stop in to check on progress and monitor the project from the clients perspective to help us maintain a quality client experience. You may tell this person anything that concerns you as it relates to your comfort and experience so that we can address those issues head on.
You can expect your project to be swept up every day at the end of the day and vacumed at the end of the week. All materials should be stacked neetly and out of the way at the end of the day along with all tools stored away from wondering hands to prevent injury. We realize that we are guests in your home and should respect your inviorment and incoveniences.
Completion
Upon substantial completion of your project, the time at which your space is ready to be used for its intended use, we will schedule a Pre-completion meeting to walk through your home and esure you are completely satisfied with the final results. You will recieve a packet of information explaining the closeout proceedures and completion process. It is our intent to have what we like to call a "zero punch list" but often times there will be a few things to complete or take care of during this process.
The pcket you recieve will also have your product warranties, care instructions, manuelas and a warrantee letter from us.
Warranty
Our "Best in its class" Two year warranty ensures our clients that their project will maintain its beauty and functionality long after we leave. With scheduled returned visits after constuction is completed the Heritage Builders team will check details such as caulking and grout, cabinet adjustments, waterline connections and much more. We take the time to follow this process because we want our clients to be happy with their project and with the choice that they made in choosing Heritage Builders as their contractor of choice!
